What are the requirements for renting your property?

We require that all properties be furnished in line with DTCM furnishing requirements and be available for at least 90 calendar days per year. How do I list my property as a holiday home short term rental in Dubai?

We start with a phone consultation, then a home visit and a bespoke proposal or quotation. After terms are agreed and the agreement is signed, we schedule professional photos and a blueprint. Registered homes are typically ready to market within a few days, then we can start welcoming guests for your available dates.

How much can I earn from my holiday home?

Earnings depend on location, quality, and availability. Contact us and we will organize a personalized forecast for you.

How can I be assured that my property is safe and secure?

We use strict guest vetting, insurance, and safety requirements. Homes should have a fire extinguisher, first aid kit, and other safety equipment, comply with the DTCM furnishing list, and have third party public liability insurance in place before renting.

What happens if something is damaged during a guest stay?

We operate processes to prevent and address issues, including guest vetting, security deposits, insurance, physical and photo inventories, and personal check ins and check outs for each guest.

What happens if there is an electric, plumbing or maintenance issue?

We recommend an annual maintenance contract with a trusted company. If a guest reports an issue, we work to resolve it quickly. We can resolve most issues without contacting you. For important matters or items needing specialist input, we will contact you to agree the right solution.

How do you find guests for my holiday home?

We work with respected local and global accommodation websites and corporate booking platforms. We also take bookings from our own website and accept repeat bookings.

How much will I have to pay for your service?

What will the rental price that I charge for my property be?

Every property is unique. Facilities, location, and how the home is furnished will influence the rental price.

What are my responsibilities as a property owner?

Owners should:
1) Furnish the property to DTCM standards, keep it in good order, and ensure all appliances are operational.
2) Pay service charges on time so guests have uninterrupted access to facilities such as pool and gym.
3) Pay utility charges on time to avoid inconvenience for guests.
4) Respond to our team to agree the best solution if maintenance or other issues arise.

How will I know when my property is rented and when it is vacant?

You will have access to a landlord portal to view previous, current, and future bookings, financial transactions and statistics, payout history, utility payments, calendar, a personalized dashboard, and to book owner stays. The portal connects in real time to our property management system and to portals such as Airbnb and Booking.com. You will also receive automated email notifications for every new, cancelled, and modified reservation.
